Throughout my speeches, I’ve constantly been asked by students how it is possible to graduate college with retirement ability. Is this even possible? College is the greatest investment in the world If you approach it intelligently the right way. This article provides students financial help by explaining how to find money for college, and part two introduces an evolutionary way of thinking and approach which can have you graduating with the ability to pursue any passion you may have while not worrying about how next month’s bills are going to get paid, or trying to keep up with the economic turmoil. So what’s the first step to finding money for college to succeed? Let’s discuss financial aid.

Financial Aid- How do you get tons of financial aid? It all boils down to how hard you work for it. All of this free money is out there just waiting for you, but you have to work vigorously in order to obtain it. First off, you’ll have to fill out the Free Application for Federal Student Aid (FAFSA) which is required before you can apply for any type of financial aid. Your parents and your most recent tax returns are required in order to complete the applications. Once that’s complete, and it takes about 6-7 weeks for it to get processed, you can then begin searching for scholarships which is the best way of finding money for college to succeed.

Scholarships- These will take up the most of your time, but I can guarantee it produces the greatest rewards. This is FREE money from the government to help pay for school… and get rich also if used efficiently. Once again remember this is FREE money. Take advantage of this opportunity and apply for billions of scholarships! Set a time every single day for just applying to scholarships before AND during college. Also, don’t just look for scholarships with high dollar rewards. Think about the fact that there’s less competition for those with low dollar rewards. You have a better chance of winning a $500 scholarship with 30 participants, than you do a $5,000 scholarship with 500 participants. Another advantage is that there are scholarships for everything! What’s your nationality? What’s your favorite color? What are your talents? Where are you from? There are scholarships for all of that. Google ‘scholarships for__’ put whatever your vice is in the blank and search. You’re bound to find something. The point is to just go and get your well deserved cut of the billions of dollars that are given out each year. Might I remind you that this is FREE money aimed to help you succeed? Take extreme advantage of it. Success comes as a result of hard work. Well apparently, free money comes as a result as well. What other options are there for finding money in college to retire? Let’s get into loans.

Loans- Student, parent, and private are the three types of loans for college students. The best are student loans which are provided by the government with real low interest rates. Stafford and Perkins loans are the most popular among student loans. Stafford loans can be subsidized- which means the government pays interest while you’re in school, or unsubsidized- meaning you’re responsible for the interest, but you can actually hold off on paying the interest until you actually graduate. Perkins loans are the best in my opinion because they’re completely subsidized, and the government pays the interest while at school, and for a 9 month grace period after you graduate. The second type of loan is the Parent Loan for Undergraduate Students (PLUS). Parents can borrow as much as they need to supplement your aid, but they are prohibited from taking out any more. It’s the responsibility of your parents to pay these back. If all else fails, private loans are the next option which also must be filed by your parents. You can research that aspect if you’re in need of private loans. Look out for high interest rates, etc. Another option for finding money for college to retire is through work study programs.

Work Study Program- This makes it easier for students with financial need to work while going to school. The government pays a portion of your paycheck. Look into it at your particular school because not every is the same. Many schools will provide their work study students with jobs, while others expect you to find your own. Some require you to work on campus, while others allow you to work on and off campus. Some require you to turn your paycheck into financial aid and some don’t. Just do your research. Another tip, if you want to work somewhere on campus, but you don’t see a listing for them, just go and ask personally. The best impression is a continuous physical presence. Here’s what not to do when you’re finding money for college to retire. I believe students financial help must not only include what to do, but what not to do as well.

Don’t wait for the day before deadlines to turn in financial aid for your college. Be sure to mark the deadlines somewhere so you can remember. Don’t leave it for your parents. It’s your life so take responsibility. Don’t rule out community college. Stop thinking it’s just another high school. If you don’t know what you want to do, and money is real tight, then this can be one of the best decisions for you. If you’re not satisfied with what your school is offering you in terms of financial aid, don’t be afraid to write them a letter and ask for more. Don’t look down on your bills, for they’re just telling you to step your game up. If you know you can’t pay a bill on time, don’t be afraid to call them and work something out. Usually they’ll give you an extension. They may sound mean but it’s nothing personal, it’s all business. Don’t be afraid of them. Don’t rule out your parents in terms of financial need. Many students believe that asking their parents for help shows less responsibility, but it’s the exact opposite. It shows you’re responsible enough and care about your future enough to ask for help. Don’t spend unnecessarily. Keep track of your spending and stick to a cheap budget. Wealth comes from saving and investing not spending. Saving is key to college students’ financial help if you’re looking to set yourself up for financial success after graduation.

Throughout my speeches, I’ve constantly been asked by students how it is possible to graduate college with retirement ability. How can you use money for college to retire? Is this even possible? College is the greatest investment in the world IF you approach it intelligently the right way. This article provides students financial help by introducing you to an evolutionary way of thinking and approach which can have you graduating with the ability to pursue any passion you may have while not worrying about how next month’s bills are going to get paid, or trying to keep up with the economic turmoil and the dreadful avalanche of student loans.

First off, picking up from Part I, what other ways are there for finding money for college to retire? Well you can’t get rich if you’re not taking the step of receiving income. Similar to what is said about the United States, college is definitely the ‘land of opportunity’ to achieve this step easily. Think about this for a second. What are you going to college for? What are you good at? What do you have which can benefit other college students? Use those answers to make money for college to retire. For example, I know individuals who braid hair as a hobby. I’m a great writer, and I used to charge my friends to write their essays. Utilize the fact that many students are lazy to your advantage. You may also charge for typing up papers. If you have a car, you can charge people to drive them places, and make a profit after the expense of gas. Perhaps you speak a particular foreign knowledge, and can charge others for lessons or tutoring. I know a few students who clean up places for their friends after house parties. College brings tons of opportunities! Get creative. With financial aid, the scholarships, loans, work study, part time jobs, and other creative ‘side hustles’, making money in college is really easy. The problem, which is also the solution to using college as the greatest investment, is keeping and building that money while in college. I continuously hear college students say they’re broke, but whose fault is that? It’s our own faults. It takes a commitment and sacrifice of everything you’re used to in order to become successful (whatever that means to you).

I always tell my peers to treat college as a business. With all of the temptations to act like a party animal, or just a study robot, many of us don’t realize how profitable college can actually be for our financial futures. Finding money for college to retire is easy. Making intelligent decisions with that money in college is the issue. College is the greatest investment because while we’re in college, we have not yet been hit with the ultimate hardships of life. Now this isn’t true in all cases, but majority of Millennial college students aren’t yet hit with mortgage payments, huge families to support, and trying to outrun the economic turmoil with 9-9 jobs for starters. We also have an ample amount of free time to really pursue our passions and establish a secure financial position. Time is your most precious asset, and needs to be spent productively. Saving money in college, and investing into ‘income-producing’ ventures are the keys.

I know certain businesses where you can join for $40 and make a significant stream of income just by doing what you’re already doing. Those huge financial aid checks don’t mean shopping sprees and rims for your cars. It doesn’t mean clubbing every weekend. Use money for college to succeed, not financially fail. I know plenty of students who receive checks after their tuition and bills are paid for, and spend it on physical things which are only for temporary pleasure and no income producing value. Remember that the parties and everything else will still be there when you get out of college. The real fun begins when you graduate college, don’t have to struggle to get a job you dislike, and don’t have to worry about how next month’s bills are going to get paid. Treat college as a business, where you are meeting wonderful people from all around the world, building relationships, pursuing your passions, and establishing a wonderful life for yourself. Stop spending money on what you don’t need while in college. Live under your means. This is the best time to do it! Live to help others to the best of your ability, but definitely not try to impress them. The most impressive life is one lived to impress its owner. Physical things don’t determine wealth.

Your knowledge and soul desire to help others speak louder and make more of an impact than cars, clothes, jewelry, etc. Use money for college to succeed, not financially fail. Mark down everything you need (not want) and shop around for the cheapest prices. Yes I am saying to be cheap while in college. This is just a few years of your life. The fewer expenses you have, the better. Determine your return on investment (ROI) with every decision. This just means that if what you get is not worth more than the initial investment, then don’t do it. Don’t overdraft in your account trying to impress your dates. Trust me romantic walks to a few spots on campus at nights are much more impressive. Think about how lovely the rest of your life will be, and how much fun you will have, if you just saved and invested the money you receive in college.

College is majorly portrayed in the media, especially with African Americans, to be a fun party environment. Then we wonder why graduates aren’t truly equipped with all the knowledge and skills necessary to truly evolve in their lives and professional fields. We wonder why the economy is in turmoil. We wonder about the future of future generations. Well it’s time college be portrayed as a place of opportunity and prosperity where passions are to be pursued and dreams can become reality IF it’s utilized efficiently. Use money for college to succeed, not financially fail. For these reasons, it is definitely possible to completely redefine college graduation AND retirement. Finding, saving, and investing money for college to retire can be achieved. I wish you all of the college student success, happiness, and prosperity in the world!

Real Estate Investors: How to Use an “Elevator Speech” in Your Private Lending Program

I’m going to go through my elevator speech briefly so that you can get a sense of it. Then you can copy it if you think it’s appropriate for you.

My Elevator Speech

My elevator speech is:

Are you getting a safe 9-15% on your idle cash or retirement funds? No. We buy houses and pay cash for each house and we use private lenders to fund our deals. We pay 9-15% on notes secure by local rental real estate.

If you’re not getting that type of predictable return on your money, I’ll be glad to talk to you about the details. We occasionally hold a free small luncheon for potential investors or I could sit down with you at your convenience on a one-on-one meeting.

If you like what you hear, simply let me know how much you’re looking to invest and how long you have the funds tied up for. I’ll put you on my list and I’ll look for an investment opportunity that meets your needs. When I find one I’ll call you and at that time you can pass or play. There’s no obligation.

Now, I just read that out loud. If I was delivering that to a person I would basically say the same thing but in a more casual tone.

Basically you’re offering an investor a return that is typically 9-15%, depending on your program. You’re buying houses at a discount, taking advantage of low real estate prices going on today.

You could even mention the fact that the mortgage market today is really in collapse and it’s very difficult for real estate investors to find money through traditional mortgages. As a result, you’re looking for outside investors to participate in your business. If they have some further interest we can do a group meeting or we can have a one-on-one meeting.

Organize the Speech and Practice

Lay this presentation out in whatever form you’re comfortable with. Practice it repeatedly. Go through it to the point where it’s internalized so you can deliver it very naturally on the spur of the moment.

As you can tell, we’re going to go through all the other ways you can network and meet people. A lot of these are going to be formal where you are going to get a chance to present your information, your product or service. But many of them are going to be much more casual. In either case, you really need to be prepared to lay out your private lending program.

Again, I would go through this. I know we develop this with my coaching students as we go through the coaching program.

That’s number one. Spend some time to practice and internalize in your own mind a truly well thought out elevator speech. This is probably one of the most important pieces we’re going to talk about tonight. I would highly stress you spend some time to think it through, put in on a piece of paper, and practice it several days in a row.

I know it’s silly but I used to practice it in my car. There’s nobody else around. I would have it typed out and I would keep repeating it while in my car.

Whatever works for you? If you want to do it in the bathroom, it doesn’t matter. Wherever you want to do it but you need to repeatedly practice it until it becomes internalized in your own head.

Wedding Speech – Ideas For The Best Man

I have to admit that wedding speeches scared the heck out of me. I’m not shy and retiring, I’m a salesman and accustomed to giving presentations and speaking to large groups. But when I was asked to be Best Man at my buddy’s wedding the whole self confidence thing went right out the window.

I mean after all, this is a really big day in their lives and they’ve asked me to play an important part. The wedding speech I give will be remembered for better or worse by my best friend, his new wife, and a bunch of other people.

Oh, and traditionally you’re the last one to give a speech after the Father of the Bride the Groom and the Maid of Honor. No pressure there.

So how do you go about putting a wedding speech together? Well here are a few ideas you can start with.

Ask the Groom what he would like for you to say. He probably won’t be very helpful with this because he doesn’t know anymore about speech writing than you do. However, if you ask him what NOT to say, he may have more than a few ideas. This step prevents unintentional embarrassment. Jot down some notes about your relationship with the Groom. How did you meet, how long ago, why you are buddies, why did he ask you of all people to be the Best Man. How is this marriage going to change your relationship with the Groom. If you know her more than in just passing, go through the same drill regarding your relationship with the bride. Once you have the background firmly in your mind, do an outline of the points you want to cover then flesh it out with words./li>

Once you have it down on paper, practice it. You don’t have to remember it word for word in fact you probably shouldn’t. You want to sound like its almost an extemporaneous speech, not something that you labored over.

Before you give your speech, make sure you had a snack about 15 minutes prior and for sure don’t load up on the free Champaign. This will calm you down a bit and make the speech go easier.

At the end of your little talk it is traditional that you offer a toast to the parents of the Bride and Groom. Might be a good idea to know their names.

And that’s all there is to it. Sounds easy right? Well if you have a least a month to go before the big date and you work at it you’ll do just fine. If not, forget the advice about not taking advantage of the free Champaign. You might as well have an excuse for the performance you are about to give.
